the following described real estate: All that certain tract or parcel of land situated one mile north of the Town of Stanley in the Marksville Magisterial District of Page County, Virginia, containing 1.303 acres, more or less, being more particularly bounded and described on a survey prepared by Randall K. Newman, L.S., dated June 16, 1999, and being the same real estate which was conveyed to Hazel L. Tibbs and James H. Tibbs, Jr. by deed dated July 6, 1999, and recorded in the Clerk’s Office of the Circuit Court of Page County, Virginia, in Deed Book #599 at Page 9.

Auction Terms

TERMS OF SALE: 10% of purchase price down on day of sale in cash, certified funds or bank cashiers check. The balance of purchase price is payable upon delivery of the Special Warranty deed within 30 days of confirmation of the sale. Real estate taxes to be prorated to date of closing. Property to be sold in “as is” condition. The successful bidder will be required to execute a Memorandum of Sale immediately following the auction. All sales subject to the approval and confirmation of the Circuit Court of Page County.

From Lynchburg take US 20 North to US 460 Charlottesville/Appomattox exit for approx. 38.5 miles, turn left on VA-6 (River Rd.) go 5.8 miles to a right on Rockfish Valley Rd. (VA-151) continue to follow VA-151 for 8.7 miles to a left on US-250 (Rockfish Gap Turnpike) follow for 3.4 miles until you merge on I-64 W via the ramp on the left toward Charlottesville/Staunton. Go 12 miles merge onto I-81 N via Exit 87 toward Staunton/Winchester, continue 43.3 miles and take US-211 exit 264 toward New Market/Timberville/Luray. Turn Right onto W. Old Cross Rd. (US-211) then turn Left on N. Congress St.- (US 211) to a right on E. Lee Hwy for about 12.4 miles to right on (US-211) West Main St. for 1.1 mile then turn right on S. Court St. continue to Court House on right.
